Industry estimates show that the Greater Kampala Metropolitan Area currently has thousands of active short-term rental spaces bookable across platforms such as Airbnb, Booking.com, Agoda, and independent agent networks. The market has expanded significantly over the last five years, particularly in high-growth residential areas like Kyanja, Kisaasi, Najjera, and Kira, where new apartment developments continue to emerge rapidly.

Tourism and Economic Growth Driving Demand

According to Uganda’s Ministry of Tourism, Wildlife and Antiquities, Uganda recorded approximately 1.37 million international tourist arrivals in 2024, generating over USD 1.28 billion in tourism revenue — a 7.7% increase in arrivals and a 25.9% increase in tourism earnings compared to the previous year.

The sector has continued growing into 2025, with Uganda reportedly surpassing 1.6 million international visitors and tourism earnings exceeding UGX 5.8 trillion (approximately USD 1.62 billion). This growth directly increases demand for furnished apartments, hotels, resorts, lodges, and vacation rentals.

Business Travel and Long-Stay Demand

Beyond tourism, Kampala’s growing business ecosystem has fueled strong demand for medium- and long-term furnished stays. International organisations, NGOs, startups, remote workers, consultants, diplomats, and companies regularly bring delegates and business guests into Uganda for projects, conferences, and long-term assignments ranging from several weeks to multiple months. Many of these visitors prefer fully furnished apartments and serviced accommodations for the flexibility, privacy, and affordability they offer compared to traditional hotels.

The Rise of Furnished Apartments and Airbnb Investment

The short-term rental sector is expanding rapidly. Market research platforms tracking Airbnb performance in Kampala indicate that active listings and supply have grown significantly year over year, reflecting increasing investor and landlord interest in the furnished apartment business. This growth confirms that Uganda already has a large and active short-term accommodation market. However, despite rising demand and increasing supply, the industry remains highly fragmented and informal — with many bookings still managed through brokers, WhatsApp groups, phone calls, and social media rather than centralised digital systems.

To put this into perspective, the Greater Kampala Metropolitan Area alone records an estimated average of at least 8 accommodation bookings every minute on a daily basis.

Within Uganda, notable players in the online travel and accommodation space include Tubayo and formerly Jumia Travel, which operated across several African markets before scaling down. Tubayo remains one of the more recognised tourism and booking brands in Uganda, with a focus on tourism experiences, safaris, hotels, and travel packages.

However, a key gap remains: most local platforms operate broadly across tourism, travel, and ecommerce rather than focusing entirely on the operational and infrastructure problems within the short-term rental market. BixyStays is built specifically to address this gap, focusing entirely on accommodation discovery, booking management, property verification, and host operations within Uganda and the broader East African market.

Global Competition

BixyStays also competes indirectly with global Online Travel Agencies (OTAs) such as Airbnb, Booking.com, Agoda, Hotels.com, Hostelworld, and Expedia Group. These are globally established brands with large user bases, advanced technology infrastructure, and significant marketing resources that already attract many international travellers visiting Uganda.

However, despite their scale, these platforms are not deeply localised for the Ugandan or East African market. Their standardised global systems do not fully address local market realities such as informal property management structures, mobile money payment preferences, local pricing sensitivity, property verification challenges, broker-driven booking culture, and local customer support needs.
